After a powerful finish to 2025, the new year opened with a softer pace. Units sold were down 17% and sales volume dipped 10%, marking the lowest monthly unit count since February 2025. But one month never defines a market—especially not January.
There are clear indicators pointing toward a healthy 2026. On the upside, the Average Sales Price climbed to $748,609, a 7% year over year increase, showing that values remain solid and resilient.
And as is typical for this time of year, pending sales rose from December, offering a positive glimpse into the months ahead. Pendings continue to be one of the strongest predictors of future activity, and January pendings increased 68% compared to the prior month.
January also brought the first OBX snow storm of the season (hopefully the last) and cold temps.
January Fun Facts:
- On average, property sold for 94% of the original asking price.
- 16 properties sold for 100% or higher of the original asking price!
- 35% were cash transactions.
- 213 properties were listed, compared to 106 the previous month and 233 in January of 2025.
- 47 of the 213 are under contract with an Average DOM of just 7 days!
- 130 properties went under contract compared to 77 the previous month and 129 the year prior.
- 133 price reductions took place in January.
- 21 homes sold for under $500,000. 8 of the 21 were located in Dare County.
- 4 oceanfront homes sold for over $2 Million including a 9-bedroom home in the Whalehead section of Corolla which sold for $4,450,000 making it the highest sale of the month!
