When selling a home on the Outer Banks, one of the biggest challenges is uncertainty. Sellers often don't know what issues may be discovered during the buyer's inspection, and buyers may hesitate when important information about the property is unavailable.
To help eliminate that uncertainty, all of my listings signed by the end of 2026 will receive a complimentary pre-listing home inspection and pest inspection as part of my marketing plan.
My goal is simple: provide buyers with more information upfront and help sellers avoid unnecessary surprises later. By identifying potential concerns before the property goes on the market, sellers have the opportunity to address issues, obtain repair estimates, or simply disclose the findings properly. This creates a more transparent transaction and helps buyers make informed decisions.
A pre-listing inspection can also reduce the chances of last-minute negotiations, unexpected repair requests, or contracts falling apart due to issues that could have been discovered earlier. Combined with a pest inspection, it provides an additional layer of confidence for both buyers and sellers.

Along with professional photography, aerial imagery, floor plans, 3D tours, property measurements, insurance information, rental projections when applicable, and detailed property documentation, buyers receive the information they need before scheduling a showing. The result is often more serious buyers, more productive showings, and a smoother transaction process.
